Is It Time to Replace Your Commercial Roof?
Replacement isn't always the first answer. A roof with a few failed seams or one bad flashing detail can often be repaired. A weathered membrane that's still dry underneath may be a good candidate for a MuleHide silicone restoration coating. Replacement makes sense when water has soaked the insulation, when leaks keep coming back after repairs, or when the membrane has split, shrunk or blistered across large areas.
Wet insulation decides it on many Pittsburgh buildings. Once insulation holds water it stops insulating, adds weight and keeps feeding leaks, and no coating will fix that. Our free assessment tells you which path fits, with photos you can share with ownership.

Signs a Commercial Roof Needs Replacement
Property managers usually notice the symptoms inside first. These are the conditions we look for on the roof itself.
- Leaks that show up in new places after every repair
- Ponding water that sits for days after a storm
- Membrane that's split, shrinking or pulling away from walls
- Blisters, soft spots or spongy areas underfoot
- Open seams and failed flashing at curbs and parapets
- Stained ceiling tiles or higher energy bills on the top floor

What Pittsburgh Weather Does to Flat Roofs
Flat and low slope roofs take the worst of our climate. Snow sits on them instead of sliding off. Freeze and thaw cycles open small gaps at seams and flashing and widen them each winter. Clogged drains let water pond, and summer sun dries out older membranes until they crack.
Many commercial buildings here are older brick structures with parapet walls, chimneys and years of rooftop additions. Every curb, pipe and rooftop unit is another place for water to get in, so a replacement built for this area pays close attention to drainage, edge metal and every penetration. In Observatory Hill we installed a MuleHide 2 ply low slope system for exactly these conditions.
- Drains, scuppers and gutters cleared and checked
- New flashing at walls, curbs and penetrations
- Edge metal and terminations installed to resist wind

Choosing the Right System for Your Building
The right roof depends on your building, how it's used and how long you plan to own it. We install the main flat and low slope systems and compare them with you honestly.
TPO Membrane
A white, heat welded single ply membrane that reflects summer sun. A common choice for offices, retail and warehouses that want lower cooling costs. Learn more about tpo membrane.
EPDM
A rubber membrane with a long track record on Pittsburgh flat roofs. We install MuleHide .060 EPDM, which stays flexible in cold weather and handles freeze and thaw well. Learn more about epdm.
PVC
A heat welded membrane that resists grease and chemicals, which makes it a strong fit for restaurants and buildings with rooftop exhaust. Learn more about pvc.

What Every Commercial Roof Replacement Includes
The membrane gets the attention, but most commercial roof failures start at the details. Every replacement covers them.
Tear Off to a Sound Deck
We remove the old roof, replace damaged decking and pull out wet insulation before anything new goes down.
Flashing at Every Penetration
Walls, curbs, pipes, drains and rooftop units all get new flashing details.
Edge Metal and Terminations
Properly fastened edges keep wind from getting under the new membrane.
Photos and Warranty Paperwork
Job photos, your written scope and warranty documents for your building records.
What Affects the Cost of a Commercial Roof Replacement?
Commercial roofs vary too much for phone quotes. We price each project after a free assessment and break the estimate out for your capital budget. These factors move the number most:
- Roof size, shape and number of levels
- The system you choose: TPO, EPDM, PVC, built up or metal
- How many existing layers come off
- Wet insulation or damaged deck found under the old roof
- Rooftop units, curbs, drains and other penetrations
- Access, staging and working around your hours
Your written estimate lists the scope line by line for owners or a board. For planning, see how long a commercial roof lasts in Pittsburgh and the IRS depreciation life of a commercial roof.
Coverage and Paperwork You Can Hand to Ownership
Every commercial roof we install is covered by our labor warranty on the workmanship, plus the manufacturer warranty on the system you choose. Your estimate explains what each one covers.
If wind, hail or a fallen limb damaged the roof, your property insurance may cover part of the replacement. We document the damage with photos and a written report and work directly with your adjuster. We also offer financing through a trusted regional lender, so ask whether it fits your project.
- Labor warranty plus manufacturer warranty
- Photos and damage reports for insurance claims
- Written scope for budgets and board approvals

Commercial Roof Replacement Questions
Straight answers to the questions building owners and property managers ask us most.
Can my business stay open during a roof replacement?
In most cases, yes. We plan staging, deliveries and the loudest work with you ahead of time, keep entrances clear and protect the interior wherever the roof is open.
How long does a commercial roof replacement take?
It depends on the size of the roof, the system, how many layers come off and the weather. Your estimate includes a planned schedule, and we send photo updates as the work moves along.
How much does a commercial roof replacement cost in Pittsburgh?
Cost depends on roof size, the system you choose, tear off, any wet insulation or deck repair, rooftop penetrations and access. After a free assessment you get a written, line by line estimate you can use for budgeting.
Which is better for my building, TPO, EPDM or PVC?
TPO reflects heat, EPDM has a long record in cold weather, and PVC stands up to grease and chemicals. We recommend a system based on your building, how it's used and your budget.
Do you have to tear off the old roof?
A tear off is usually the better long term choice, because it lets us find wet insulation and damaged decking and build on a sound base. If your current roof is dry and in fair shape, we'll tell you whether a silicone restoration coating makes more sense.
What does MuleHide certified mean?
MuleHide makes flat roofing products, and Malick Brothers Exteriors holds its contractor certification. We install MuleHide .060 EPDM, MuleHide 2 ply low slope systems and MuleHide silicone coatings.
Will insurance pay for a commercial roof replacement?
If a covered event such as wind, hail or a fallen tree damaged the roof, your property policy may pay for part or all of the work. We document the damage and work with your adjuster.
What warranties come with a new commercial roof?
You receive our labor warranty on the workmanship plus the manufacturer warranty on the roofing system. Coverage varies by system, and we explain each option in your estimate.
What records do I get when the job is done?
You keep the photos from the job, your written scope and your warranty documents for your maintenance records, insurance and future budgets.
Are you licensed and insured?
Yes. Malick Brothers Exteriors is licensed (PA HIC# PA174918) and carries insurance that protects our crew and your property. We can provide proof of insurance on request.
