Winter freeze and thaw cycles open seams and flashing joints, snow melts into any low spot, spring storms outrun clogged drains and scuppers, and July sun bakes an old black membrane until the surface chalks and cracks.

1. Seams, flashing and penetrations. Most leaks on a flat roof start at a seam, a pipe boot, a curb or a wall flashing. If the membrane is sound and the problem is isolated, a repair fixes it.
2. Moisture in the insulation. A core cut or a moisture scan tells you whether water has soaked the insulation under the membrane. Wet insulation cannot be coated over; it has to come out.
3. Ponding and drainage. Water standing more than 48 hours after rain points to a drain, a scupper or a low spot that needs tapered insulation.
4. Surface condition. A dry roof with a chalked or crazed surface is a coating candidate. A roof with widespread blistering, shrinkage pulling the membrane off the walls, or wet insulation is a replacement.
